October 2010 Meeting Minutes

October 19, 2010

CALL TO ORDER
Meeting was called to order at 7:05 p.m.
In attendance: Joe Merlo (5), Steve Easthope (61), Scott Thompson (66), Rick Lehtinen (19), and Chris Lynch (Right Way Community Management)

APPROVAL OF MINUTES
• The minutes from the September meeting were approved as published.

HOMEOWNERS FORUM
• Scott identified that House #19 has a broken sprinkler head and is dumping water into the street.
• Scott/Rick mentioned that the tenants in House #65 are “loud” at times. The recommendation was to have Scott and Rick talk to the caretakers to try to keep the noise down especially during evening hours.
• Joe raised concern that trimming of the tree limb at House #1 be done before the wall is painted. Chris will make sure that Pure Green removes the limb.
• Rick asked if the paint contractor will provide HOA with extra paint after the wall painting is completed. Chris informed us that the contractor will keep extra paint for the HOA.
• Rick requested that a “large” crack on the wall facing 26th street be properly patched before the wall is painted. He indicated that it was not done adequately when the tree was removed years ago. Chris will make sure the painting contractor addresses his concern.

FINANCIAL REPORT
• The financial reports provided by Chris were reviewed. The report showed an increase in the property tax because of the new assessment of the Water District. The Board approved the financial report.

OLD BUSINESS
• The Board still has to review the CC&R documents.
• The trimming of the tree at House #18 is still an issue. Chris will notify the owner.
• There was concern about the inaction of House #17 to follow through with the landscape plan. Chris stated that he was notified by the owner that illness prevented the completion of the plan.

NEW BUSINESS
• The notice of the Annual HOA November meeting will be mailed to the homeowners.
• Chris presented the updated 2011 budget for review. The Board approved the budget as modified.

ARCHITECTURAL COMMITTEE
• There were no requests.

ADJOURNMENT
• Meeting was closed at 8:21 p.m.
