CALL TO ORDER
Meeting was called to order at 6:46 p.m.
In attendance: Joe Merlo (5), Michael Vavrinec (14), Scott Thompson (66), Kathy Adamson (34), Joe Latkowski (Cornerstone Properties).
APPROVAL OF PRIOR MEETING MINUTES
The June minutes were approved.
HOMEOWNER DISCUSSION
Complaints about barking dog at #50 have reached the point that we have directed Cornerstone to send a letter to the homeowner to correct. Noncompliance will invoke penalties to the homeowner. The homeowner in #49 will be informed of the action of the board.
The tree in the yard of #33 needs to be trimmed. The tree is causing damage to the roof. The homeowner will be notified.
FINANCIAL REPORT
The current financials were approved. There are a few homeowners that have not paid the special assessment and will be contacted about payment plans.
ARCHITECTURAL COMMITTEE REPORT
There were no requests. The approved color palette will be made available to all committee members.
OLD BUSINESS
The slurry seal for the streets will be done during the week of November 9-13. Notification to homeowners will be posted by the contractor prior to the application.
NEW BUSINESS
A notice will be posted at the mailbox area regarding the street cleaning prior to the scheduled date. The normal schedule is last Monday of the month with the next cleaning to occur on October 26.
The addition of shrub/trees to the East entrance island is still being considered.
The Board has not approved the planting of a winter lawn.
The Board will review the proposed 2010 budget and present for approval at the Annual meeting in November.
The replacement of the dead plants on 26th street will be scheduled for late October or early November.
The proposal for adding new stone along 26th street is deferred to the winter. Bids by several contractors have been high and alternate plans are being considered.

June 2009 HOA Meeting Minutes
June 10, 2009
CALL TO ORDER
Meeting was called to order at 6:45 p.m.
In attendance: Joe Merlo (5), Michael Vavrinec (14), Scott Thompson (66), Steve Easthope (60), Joe Latkowski (Cornerstone Properties).
APPROVAL OF PRIOR MEETING MINUTES
The May minutes were tentatively approved pending amendment by Michael. He will distribute via Email.
HOMEOWNER DISCUSSION
Joe Merlo reported that tree debris along 26th street needs to be cleaned up.
Complaints by homeowner in #49 about the state of #47. This house is empty at this time. The owner needs to be notified of the issues by Cornerstone.
The tree in the front yard of #18 needs to be trimmed. They will be notified.
FINANCIAL REPORT
The current financials were approved. Special assessment payments have been coming in slowly.
ARCHITECTURAL COMMITTEE REPORT
The request by #61 for painting was approved by the ARC.
OLD BUSINESS
The new street light project has passed final inspection of the trenching by SRP and installation should occur within the next two weeks.
The replacement light fixture in the mailbox area has failed already. The halogen bulbs do not seem to last very long. A recommendation was made to replace with a sodium vapor fixture as the lamps last about 24000 hours. Joe Merlo will check pricing and report to the Board for approval.
NEW BUSINESS
The Board has approved replacement of the current Landscape company. After reviewing bids from three companies, the new vendor chosen is Pure Green which has a lower monthly fee and improved service.
The Board approved the invoice for the trenching and set-up of the new street light.
The Board approved the bid for pest control treatment of the Common areas to Burns.
A notice will be posted at the mailbox area regarding the street cleaning (June 29th) prior to this date so vehicles can be removed from the streets.
The addition of shrub/trees to the East entrance island is still being considered. Joe Merlo will get some information from Moon Valley nursery for evaluation.
The Board approved the annual trimming of the palm trees. Joe Latkowski will arrange with the person who has done this for us in the past. Estimated cost is around $30 per tree.
