CALL TO ORDER
Meeting was called to order at 7:37 pm.
In attendance: Joe Merlo (5), Steve Easthope (61), Scott Thompson (66), Kathy Adamson (34), and Chris Lynch (Right Way Community Management)
APPROVAL OF MINUTES
• The minutes from the February meeting were approved.
HOMEOWNERS FORUM
• A comment was made that entry light fixtures are looking dated and may need replacement. This information will be added to our newsletter for homeowner’s awareness.
• Chris was requested to add an agenda item for ARC Report. There were two requests made to the ARC for #57 and #16. These requests are awaiting final approval from the committee.
• A request was made to waive the late fee for #32 due to problems with the bank. The board approved the deferral.
FINANCIAL REPORT
• The financial reports provided by Chris were reviewed. There was a positive variance for the month due to lower water usage due to our increased rainfall.
OLD BUSINESS
• Pure Green provided a revised cost estimate to correct the problems at the East entrance. The new estimate is $800. After some discussion, a motion was made to approve the bid to fix the problem. The motion was approved.
• The action item list was reviewed for current status. There was a request made to Chris for copies of communications used to notify homeowners of violations and collection notices. A request to Regional Pavement to check the “rag” on the street in front of #34. It appears to be something used to cover an access cover for a utility service.
• The status of reprinting the summary CC&R documents is still open. There was much discussion about its content and applicability. The Board continues to push for its update and distribution. Chris still needs to link up with Mike to check his electronic version of the document.
• Kathlee reported on the cost for plants along the East entrance boulevard. The bid was $293.83. There was a motion made and approved pending clarification that price includes planting.
NEW BUSINESS
• The status report provided by the Mulcahy Law Firm was reviewed.
• A Newsletter will be published in April. Steve will include several items discussed at this meeting.

April Newsletter
NEW PROPERTY MANAGEMENT COMPANY
As announced in mailed correspondence, the board replaced Cornerstone Properties with a new property management company, Right Way Community Management LLC, effective January 1, 2010. The board wishes to thank Joe Latkowski of Cornerstone Properties for his many years of service to our community. Our new property manager's name is Chris Lynch. Chris has been involved in Community Management for almost six years. He has served as a board member, secretary, and President of his board of directors and for several years has been a successful community manager. Chris holds CAAM certification from the Arizona Association of Community Managers, and came highly recommended from a member of the Kensington Groves HOA board, where he had spent some time managing that community. The board met and interviewed Chris several times in late 2009 and signed a two year contract with Right Way in December 2009.

For the past several years, monthly HOA meetings were regularly scheduled on the first Tuesday of each month, which sometimes was too early to get the previous month's financial information gathered. To review the most current monthly financial information at each meeting, the board elected to move the regularly scheduled meeting to the third Tuesday of each month. HOA meeting times and locations will continue to be posted 48 hours before the meeting at the mailbox. For any questions about the monthly meeting time or place, please call Chris Lynch or a member of the board.
APRIL IN THE PARK
Our 7th annual neighborhood activity, April in the Park, is scheduled for Saturday, April 17, in the retention basin on the northeast corner of 26th Street and Northridge Street. The purpose of April in the Park is to have a chance to get to know each other as neighbors. In years past, there has been entertainment, food, and games. To volunteer and/or find out more information, please email aitp2010@yahoo.com. Take the opportunity to get to know your neighbors and help foster a fun, safe neighborhood.
ARC REMINDER
As a reminder, permanent additions to your home, including exterior painting, should be approved first by the Architectural Review Committee (ARC). Applications are available from any board member or ARC member. After completing an application, send it to Chris Lynch, who can distribute them to the ARC. Alternatively, ARC members can also accept applications. Members of the ARC are Sean Elcock (#54), Dave Griffy (#52), Kathy Adamson (#34), and Mary Griffy (alternate, #52). They are happy to assist with any questions you may have.
OTHER HOA NEWS
In our last HOA meeting, a homeowner mentioned to the board that many of the original decorative lanterns on homes by garages and front doors are showing some age. Comparable new lanterns can be purchased for as little $15 each and make a nice cosmetic upgrade to a home. If you feel yours could use an upgrade, please consider this small addition to your home as you see fit.
The HOA pays Dust Devils $150 for street sweeping every two months. They are scheduled to come on the 4th Wednesday every other month (next time is April 28). Please remember to have vehicles off the street when the street sweeping takes place.
It has been a few months since the slurry seal was placed on the roads. Hairline cracks have formed, which is not unusual. The board contacted the pavement company to discuss maintenance of the road, and no maintenance should be needed until large cracks develop, which could take several years. One homeowner noticed in one spot that a rag of some type was accidentally left by the paving company under the seal. If you notice any problems with the road, please contact Chris Lynch immediately so proper corrective action can be taken with the pavement company.
The official policy for pets is now posted on the HOA blog at http://2560nlindsayrd.blogspot.com. If you see any problems with pets, cats, dogs, etc, not meeting this policy, please contact Chris Lynch to assist with resolution. We still are having issues with stray cats, and need your help in identifying which belong to homeowners and which do not.
