February 2010 Meeting Minutes

February 15, 2010

CALL TO ORDER
Meeting was called to order at 7:32 pm.
In attendance: Joe Merlo (5), Steve Easthope (61), Scott Thompson (66), and Chris Lynch (Right Way Community Management)

APPROVAL OF MINUTES
The minutes from the January meeting were approved.

HOMEOWNERS FORUM
There was discussion about the property inspection violation report.

Concern was raised about signs on the outside of house #12. Steve will take the action to email the owner, who works out of town, that the signs will have to be removed.

FINANCIAL REPORT
The financial reports provided by Chris were reviewed. They provided a detail analysis of the financial transactions that had occurred over the past month for the HOA.

OLD BUSINESS
Pure Green provided a cost estimate to correct the problems at the East entrance. The estimate was $1000. After much discussion, Chris was requested to get a more detail proposal for the scope of work. There was a consensus that the estimate is too high.

The action item list was reviewed for current status. There are still two items that Chris needs assistance from the Board. The report lists the open and completed items and will be published monthly.

The status of reprinting the summary CC&R documents is still open. Chris was asked to get Mike to contact Joe Latkowski at Cornerstone Properties to provide the electronic data.

NEW BUSINESS
The information sheet provided by the Mulcahy Law Firm about “Hiring Unlicensed Contractors May Cost More Than You Think” was reviewed. The major criteria is any project that needs a building permit and is over $1000 requires a licensed contractor.

A Newsletter is still planned to be published in April. Steve is awaiting inputs.
