• Scott identified that House #19 has a broken sprinkler head and is dumping water into the street.
• Scott/Rick mentioned that the tenants in House #65 are “loud” at times. The recommendation was to have Scott and Rick talk to the caretakers to try to keep the noise down especially during evening hours.
• Joe raised concern that trimming of the tree limb at House #1 be done before the wall is painted. Chris will make sure that Pure Green removes the limb.
• Rick asked if the paint contractor will provide HOA with extra paint after the wall painting is completed. Chris informed us that the contractor will keep extra paint for the HOA.
• Rick requested that a “large” crack on the wall facing 26th street be properly patched before the wall is painted. He indicated that it was not done adequately when the tree was removed years ago. Chris will make sure the painting contractor addresses his concern.

CALL TO ORDER
Meeting was called to order at 7:10 p.m.
In attendance: Joe Merlo (5), Steve Easthope (61), Kathy Adamson (34), Scott Thompson (66) and Chris Lynch (Right Way Community Management)
APPROVAL OF MINUTES
• The minutes from the June meeting were approved as published.
HOMEOWNERS FORUM
• Joe reported that he noticed the RV gate at House #10 has been trimmed down to wall height.
• Steve asked about the situation at House #1 regarding the tree limb. Chris has tried to contact the owner in person with no success. Board recommended that Chris check to see if the HOA could trim the branch and then bill the owner. The wall is beginning to show signs of stress cracking and, the sooner that we act, the less costly the solution.
• Scott recommended that the owner at House #18 needs to trim their tree since the limbs are hanging low into street.
• Steve asked about status of House #65 (group home). Chris reported that, according to the response from the lawyer, there is no action that the HOA can take. There have been no concerns raised by other homeowners (other than the few that brought it up to Steve) at this time.
• Scott requested that Chris check the “plant” on the west edge of the lawn at House #71. It looks like it may have to be removed.
• Kathy reported that House #18 has a wood trellis along their wall that needs replacing. Chris will contact the owner to request the change.
FINANCIAL REPORT
• The financial reports provided by Chris were reviewed. There was an increase in the water costs for the month, but this increase is still under budget for the year. There was an Accounting Compilation Fee ($305) that was not identified as a budget item. The report was then approved. A recommendation was made to add a new line item for tree maintenance for the 2011 budget since many of our trees will need maintenance.
OLD BUSINESS
• The Board reviewed the paint samples and selected another color for painting the walls. This color will be compared to the color Kathy has on her wall. All available Board members will check out the colors and make final recommendation to Chris in order for him to relay to the painting company.
• There are two open items remaining in the Action Item report.
• The status of reprinting the summary CC&R documents is still open. Chris has emailed the Board with his analysis for review.
NEW BUSINESS
• The Annual HOA meeting is scheduled for November 16, 2010 at 7:00 p.m. at Stapley Jr. High School. Chris indicated that a meeting room at the Fire Station at Adobe and Lindsay is available for use with no fee. This could be an alternative for future meetings.
• Joe Merlo and Kathy Adamson indicated that they would put their names in nomination for the open positions on the Board.
• Chris was asked to contact the City of Mesa about the “Green Sweep” program. Normally, a petition has to be signed by the homeowners to get approved for the program. Chris will make it available as soon as it arrives from the City.
ARCHITECTURAL COMMITTEE
• The request from House #30 to remove the existing grass and replace it with rocks in the front yard was approved.
ADJOURNMENT
• Meeting was closed at 8:07 p.m.
Next meeting is scheduled for October 18, 2010 at 7:00 p.m. Location TBD

Chris was asked to invite the contractors to the next meeting so we could ask additional questions.

HOMEOWNERS FORUM
• Kathy noted that the bushes at the East entrance need trimming since they block the address numbers (2560). Chris will contact Pure Green to have the bushes trimmed.
• Kathy wanted the Board to be aware that the lawn at #25 was looking bad until the other day when the yard was cleaned up. Chris had contacted the realtor about the issue.
• Kathy indicated someone must have been building a fire in the common area because she found a partial burned log there. Hopefully, this will not be an issue with the warm temperatures arriving.

Kathy will pickup the plants on the 23rd for planting. Joe will contact J&J Landscaping to get 1.5 cubic yards of soil for the planters with the estimated price of $75 including delivery. These expenditures were approved by the Board.

• Mulcahy Law Firm provided the Board with a paper titled “Understanding the Collection Process for Community Associations.” The Board discussed the implication to the HOA. There will be some minor modifications to our CC&Rs.
• The next newsletter will need to highlight the concern about cats running loose in the neighborhood. There is a growing concern that many of the cats may be feral. An individual with concerns will have to coordinate with the Humane Society to trap the cats. Since there are many homeowners that have cats, it is problematic that someone’s cat could be trapped.
