March 2010 Meeting Minutes

March 16, 2010

CALL TO ORDER

Meeting was called to order at 7:37 pm.
In attendance: Joe Merlo (5), Steve Easthope (61), Scott Thompson (66), Kathy Adamson (34), and Chris Lynch (Right Way Community Management)

APPROVAL OF MINUTES

• The minutes from the February meeting were approved.

HOMEOWNERS FORUM

• A comment was made that entry light fixtures are looking dated and may need replacement. This information will be added to our newsletter for homeowner’s awareness.
• Chris was requested to add an agenda item for ARC Report. There were two requests made to the ARC for #57 and #16. These requests are awaiting final approval from the committee.
• A request was made to waive the late fee for #32 due to problems with the bank. The board approved the deferral.

FINANCIAL REPORT

• The financial reports provided by Chris were reviewed. There was a positive variance for the month due to lower water usage due to our increased rainfall.

OLD BUSINESS

• Pure Green provided a revised cost estimate to correct the problems at the East entrance. The new estimate is $800. After some discussion, a motion was made to approve the bid to fix the problem. The motion was approved.
• The action item list was reviewed for current status. There was a request made to Chris for copies of communications used to notify homeowners of violations and collection notices. A request to Regional Pavement to check the “rag” on the street in front of #34. It appears to be something used to cover an access cover for a utility service.
• The status of reprinting the summary CC&R documents is still open. There was much discussion about its content and applicability. The Board continues to push for its update and distribution. Chris still needs to link up with Mike to check his electronic version of the document.
• Kathlee reported on the cost for plants along the East entrance boulevard. The bid was $293.83. There was a motion made and approved pending clarification that price includes planting.

NEW BUSINESS

• The status report provided by the Mulcahy Law Firm was reviewed.
• A Newsletter will be published in April. Steve will include several items discussed at this meeting.
