March 2009 Meeting Minutes

March 3, 2009

CALL TO ORDER
Meeting was called to order at 6:45 p.m.
In attendance: Joe Merlo (5), Kathy Adamson (34), Michael Vavrinec (14), Joe Latkowski (Cornerstone Properties).

APPROVAL OF PRIOR MEETING MINUTES
The February minutes were approved as published.

HOMEOWNER DISCUSSION
None

FINANCIAL REPORT
The current financials are on budget and were approved. The Tax forms were presented to Michael for final review and signature.

ARCHITECTURAL COMMITTEE REPORT
There were no requests submitted for consideration.

OLD BUSINESS
The street cleaning bids submitted for review ranged from $100 to $150 per bi-monthly activity. The bid by Dust Devils at $150 would be done with a small street cleaner that would vacuum the curb areas. This was considered the most attractive with an option to do the cleaning on a quarterly basis at $175 charge.

The special assessment ballot will be ready at the next meeting for the street repairs.

In order to get final estimates for the installation on a new street light in the common area between #56 and #57, SRP will be contacted to do a final design so bids to place the conduit and foundation can be completed. Joe Latkowski will contact SRP.

The R&R booklet review has been completed and the printing will be done on orange paper to eliminate any confusion with prior versions.

NEW BUSINESS

The Board has determined that the language in the CC&R booklet will have to provide governance on the interior window issue. Any additional changes would require a new rule that would require a vote by the HOA members. Any problems identified will be reported to Cornerstone for a friendly reminder letter.

The Board was asked to obtain bids on the materials required to paint the walls of all the common areas. The expectations are the labor would be provided by the HOA members to reduce cost as well as be a neighbor-building event.

The Board has been asked to extend an invitation to all members to attend the “April in the Park” event on April 18, 2009. This has been a great event to meet our other neighbors and enjoy a festive afternoon.

The Board is getting additional bids for adding rocks along 26th street. Joe Latkowski and Michael Vavrinec have other contacts that may be interested and will be asked to bid.

The Board requested that Cornerstone Properties send account balance statements as of 6/30/2009 to all homeowners.

Next meeting is scheduled for April 7, 2009.

MANAGEMENT REPORT

There are no major issues with delinquent accounts.

There was no correspondence to review from Cornerstone Properties.

Joe Latkowski informed the Board that Cornerstone Properties charges a $300 transfer fee for properties sold. This covers all the documentation required by the title company.
