December Meeting Minutes

December 9, 2008

CALL TO ORDER
Meeting was called to order at 6:40 pm.
In attendance: Joe Merlo (5), Kathy Adamson (34), Michael Vavrinec (14), Scott Thompson (66), Steve Easthope (61), Joe Latkowski, Property Manager- Cornerstone Properties.

APPROVAL OF PRIOR MEETING MINUTES
The November minutes were approved pending change to the statement that the “Green Sweep” application was still waiting for signatures before submission to the city of Mesa.

HOMEOWNER DISCUSSION
Eugene Kirby (43) has called Joe Latkowski about the issue with the screen door color at other properties. During the next property inspection, any discrepancies will be referred to the ARC committee for review and recommendation.


There still is an issue with the fence of #12 that needs to be resolved. The Board will contact the owner to discuss the removal of the extra footage on the gate that was allowed to the previous owner.

FINANCIAL REPORT
The current financials are on budget. The crack sealing statement will be on the December report. A CD will be cashed to provide funds for the total bill of $5400.

ARCHITECTURAL COMMITTEE REPORT
There were no requests submitted for consideration. A recommendation was made that the ARC committee should meet separately to discuss matters needing review.

OLD BUSINESS
The new plants have been planted along 26th street.


The street repair’s special assessment issue will be pursued by the board in 2009. The board will take a more active role to educate the HOA members on the pros and cons. The comments published in the HOA blog will be printed and distributed to all homeowners. This captured the details presented at the annual meeting about the repair process.


The new street light issue is still pending. Feedback is needed on the cost to install footings from a contractor. A suggestion was made, for some areas surrounding the common area, that “solar” power security lighting might be an alternative. The Board will look into costs and installation issues for review.

NEW BUSINESS
The R&R booklet has been revised and will be reviewed by the board before publishing.
An application has been submitted to the city of Mesa to provide a trash container for our neighborhood as part of the Green Sweep program.


The irrigation of the new plants on 26th street requires piping repairs. A bid is being reviewed by the board to complete repairs so the plantings on 26th street can be on the timer controls.
The board approved a $300 fee for the weed control (pre- and post-emergent herbicide) on our property.

MANAGEMENT REPORT
There are no homeowners in a serious situation with payments at this time.
Violation letters from the property inspection will be submitted for the “serious” violations.
