APPROVAL OF PRIOR MEETING MINUTES
The January minutes were approved as published.
HOMEOWNER DISCUSSION
David and Mary Griffy commented on the improved communications provided by the Board and the homeowners via the newsletter and the HOA blog. They also expressed concern about a pothole in the west common area that needs filling. Joe Merlo reported that there is a similar problem in the main common area with three potholes near #57.
FINANCIAL REPORT
The current financials are on budget and was approved.
ARCHITECTURAL COMMITTEE REPORT
There were no requests submitted for consideration.
OLD BUSINESS
The streets gutters need to be cleaned. Several alternatives were discussed and the board will look at bids from the Landscape company and a private street sweeping company.
The amount of the special assessment is still expected to be $300 per homeowner based on the current cost estimates for the repairs. Preparation of the ballot will be done by the next meeting for final review prior to distribution.
The new street light issue is still pending. Utility Construction Company has provided an initial bid but did not include another alternative. A RFQ is still required for Alliance Construction to bid on the work.
The R&R booklet review still needs final approval before publishing. All board members committed to have a review completed prior to the next meeting.
The Green Sweep containers are scheduled for March 20-22.
NEW BUSINESS
The Board is adopting the final language for a new rule about inside window coverings.
The Board approved adding Dave Griffy to the Architectural Committee and Mary Griffy as an alternate. Sean Elcock (#54) also accepted an invitation to participate on the Architectural Committee this month.
The Board is drafting a rule that clarifies the issue with Holiday lights.
The Board reviewed a bid to do stone replacement along 26th street area. The total material and labor cost is $4,160. The Board recommended that additional bids are needed before more discussion.
A current rubberized asphalt overlay bid was provided by the contractor, and it would be $167,586.65 to do a major repair of our streets. This makes the alternative solution more attractive.
Next meeting is scheduled for March 3, 2009.
MANAGEMENT REPORT
There were concerns that #44 has issue with gate color, #22 needs to fix border blocks, and #23 needs front of house painting or cleaning because of recent removal of shrubbery. Joe Latkowski will officially notify the homeowners.
There are no major issues with delinquent accounts.
There was no correspondence to review from Cornerstone Properties.

Meeting was closed at 8:10 pm.
